BROKERS COMMENT:Underwood Realty & Auctions has been commissioned by the personal representative of the Melvin T. Ackerman Estate to sell at public auction the following legally described Fillmore County real estate.
 

 

Legal Description: East One-half (E 1/2) Northeast Quarter (NE 1/4) Section Twenty One (21), Township Eight (8) North, Range Two (2) West of the 6th P.M., Fillmore County Nebraska.

* This property is located 2 miles East and 1 mile North of Fairmont, NE

* An unimproved 80-acre dry land tract consisting of 59.11 acres of  of cropland the balance is pasture, farmstead and county roads.  There is an abandoned building site on the property that lends little value to the farm.

* Landlords possession upon closing with full possession January 1, 2009. All rents and or program payments for crop year 2008 to be retained by the seller.

* FSA information: Wheat base of 27.2 acres with 34-bushel yield.  Grain sorghum base of 25.6 acres with 77-bushel yield and Soybean base of 6.4 acres with 27-bushel yield. Projected program payment, $1,060.00.

* 2007 Real Estate taxes are $1,336.78.

Terms & conditions: 10% earnest deposit day of auction required from successful buyer. Title insurance cost to be split evenly between buyer and seller. Balance of purchase price plus closing costs to be paid in full with certified funds upon closing and delivery of appropriate deed.

Closing within 30-days of auction unless both buyer and seller agree differently. Seller will pay 2008 real estate taxes and all previous years taxes. 2009 and subsequent taxes are the sole responsibility of the buyer.
